Overview

We are proud to have recently completed the delivery of an ambitious Smart Ready building, working as Master Systems Integrators (MSI) for an international technology company a on a challenging project set in one of Dublin's most historic and iconic buildings.

Delivering a Smart Ready Building

Delivering a Smart Ready building involves a meticulously orchestrated process across several stages, integrating cutting-edge technologies, rigorous testing, collaboration with various stakeholders, and adherence to strict standards.

The Task

The primary objective of this project was clear from the outset: achieve LEED Platinum certification and adhere to the client's stringent design and digital building standards. The scope involved creating a cutting-edge, digitally integrated Smart Ready building that maximises efficiency and sustainability while maintaining the history of the building. Our client wanted to transform two blocks of the building, which spans 2,300m² across seven floors.

Key deliverables included ensuring that all physical IoT and control system devices could seamlessly connect to the GEN Managed Network in line with security requirements. Our team was also tasked with developing a robust strategy and system architecture for implementing, commissioning, and validating the building control systems on the converged IP network.

The project team included Stephen Weir (our MSI Director) as Project Director, Kevin O'Flannagain as Software Architect, Shane Smith as Network Architect, Michael Joyce as Technical Lead, and Ian Curran as Solution Architect.

The Solution

Our journey began with collaborative workshops with the client's team, main contractors, and MEP contractors, where we defined the project's objectives and system requirements. Following this, we crafted a detailed system architecture outlining the integration of IoT devices, control systems, and network infrastructure to create a seamless digital ecosystem.

A robust integration strategy ensured all systems functioned harmoniously and met the client's high standards. We implemented thorough testing protocols at every stage to verify the functionality, compliance, and data exchange compatibility of all network-connected systems. We developed an interoperability matrix for all IP devices, ensuring seamless communication and functionality across the building's systems.

Throughout the project lifecycle, collaboration and effective communication were paramount. We engaged closely with stakeholders, conducting regular workshops, reviews, and technical submissions to ensure alignment with the client's vision. Our team’s proactive approach to compliance with the client’s digital building standards, including rigorous reviews of MEP technical submittals and robust security measures, ensured the project's success.

As the appointed MSI for the project, Hereworks held the top level of integration responsibility, ensuring that all systems met regulations, communicated with the network, provided the required functionality, and exchanged all data sets, parameters and associated objects in the required format for the Building Operations System.

Results!

Achieving a Smart Ready status signifies the building's readiness for cloud monitoring of energy metering and smart functionalities, a significant milestone in our journey with our client. This certification is a testament to our unwavering commitment to excellence, innovation, and sustainability.

The client's newly fitted building is a shining example of a digitally integrated, efficient, and future-ready structure. Equipped with cloud-based systems for energy efficiency monitoring and optimal functionality, the building is poised to lead the way in smart building technology. Our dedicated team created a space that perfectly aligns with the client's vision for innovation and sustainability while respecting the history of the existing structure.

Not only have we achieved a digitally integrated, efficient, and future-ready structure, but we have achieved this in a protected historical structure. Equipped with cloud-based systems for energy efficiency monitoring and optimal functionality, the building is poised to lead the way in smart building technology, a shining reflection that you don't need a brand new building to develop a smart building!
